Modern flat roof systems are known for their durability, however even more contemporary systems may require maintenance from time to time. It’s important to keep an eye out for any signs because some issues can worsen over time so it’s always best to rectify them early on.

In this blog we’ll highlight some of the tell-tale signs that your flat roof requires maintenance.

Leaks

If you’re experiencing leaks under or around your flat roof, then this could be a sign that your roof is in need of repairs. Most flat roofs come with a work guarantee, however regular surveyance and maintenance is still recommended. For most modern flat roof systems, the seamless membrane means that leaking is almost certain not to occur. In extreme circumstances or for more traditional roof systems, regular checks can often prevent leaks before they occur.

Blistering

If your roof has blistering, this is a sign that either the membrane has been compromised and air and moisture has penetrated the layers. This can be caused by poor installation or the use of poor-quality materials. It’s important to rectify any issues with blistering as weather can cause blisters to grow and cause more damage over time.

Guttering

Issues with guttering are a common cause of leaks, so it’s important not to confuse this with any assumed issues with the roof membrane. Blocked gutters can cause severe ponding (some ponding is to be expected with most flat roofs) and this can lead to further damage to the roof over time if left unchecked.

Loose Flashing

Flashing is used to make the watertight seal at the edges of the roof. The fasteners for the flashing is known to slowly make its way out of the substrate over time which, in turn, makes the flashing vulnerable to water and wind penetration. This is another reason for regular checks to be carried out on your flat roof.
